A preventive roof inspection by DG Dakwerken is a professional assessment of the condition of your roof — tiles, covering, gutters, leadwork and flashings. You receive a written report with photos, findings and an urgency rating. So you know exactly what is happening now and what will need attention in five years' time.

01 — Approach

What does a professional roof inspection involve?

A professional roof inspection is more than climbing onto the roof and looking around. Our craftsmen know where hidden wear occurs: the underside of ridge tiles you cannot see from the street, the flashing strips around a skylight that have worked loose over the years, or bitumen membrane that has started to crumble on the north-facing side while the south-facing part still looks perfect. We work VCA-certified — safely, with fall protection — and deliver a written report with photos per finding and an urgency rating from high to low.

We inspect roof tiles for cracks, frost damage and movement; ridge and verge tiles for pointing and sealing; on flat roofs the bitumen (APP/SBS) or EPDM covering for bubbles, cracks and loose edges; all gutters, downpipes and drain outlets; lead and zinc work around chimneys, skylights and ventilation ducts; and visible signs of condensation or moisture penetration on the inside of the roof deck. For properties with BENG 2026 obligations or an ISDE grant application, we also carry out a basic check of the existing roof insulation.

DG Dakwerken is active in 22 municipalities of South Holland. We inspect both private homes and VvE complexes and commercial properties. For VvE associations and property managers, our report provides the technical substantiation for a multi-year maintenance plan (MJOP). After the inspection we present — where repair work is needed — a written fixed-price quote for the defects found. You decide yourself whether and when to have it carried out.     On-site inspection

    A DG Dakwerken roofer carries out the full inspection with fall protection and professional equipment. We photograph every relevant point — good and bad — so the report is complete and well-substantiated.

    Written report

    You receive a clear report with photos per finding, an urgency rating (immediate — within 1 year — routine maintenance) and an indication of the remaining service life of the roof components.

  4. 04

    Repair quote (if required)

    Where defects are found, we prepare a fixed-price quote for the repair work. You decide yourself when to have it carried out. No obligation, no sales pressure.

How often should a roof be inspected?

As a rule of thumb: a visual check of your own every year (gutters, visible tiles), and a professional inspection by a roofer every 3–5 years — even when nothing is leaking. Tiled, bitumen and zinc roofs age gradually. Small defects found early cost tens of euros to fix; the same defects left to worsen result in hundreds or thousands of euros in water damage. After severe storms or extreme frost, an additional check is always wise.

What does DG Dakwerken check during a roof inspection?

We check: the condition of tiles, ridge tiles and verge tiles (cracks, movement, moss growth, frost damage); the condition of the bitumen or EPDM covering on flat roofs (bubbles, cracks, loose edges, torn membrane); gutters, downpipes and drains (blockages, corrosion, sagging); lead and zinc work around the chimney, skylights and vent pipes (pulled strips, open joints); and visible signs of condensation or moisture penetration on the underside of the roof deck. You receive a written report with photos and an urgency rating per finding.

Is a roof inspection useful as a basis for a multi-year maintenance plan or VvE?

Yes. A multi-year maintenance plan (MJOP) — which VvE homeowners' associations are legally required to maintain — needs an up-to-date condition assessment as its foundation. Our inspection report includes the current condition scores per roof component and an estimate of the remaining service life of the roof covering. This gives your VvE or property manager the substantiation needed for a realistic reserve fund and an annual maintenance budget.

Can I use a roof inspection for an ISDE grant application?

The ISDE scheme (Investment Subsidy for Sustainable Energy and Energy Saving) for roof insulation in 2026 often requires a baseline assessment of existing insulation. During the inspection we carry out a basic check of existing insulation (PIR/PUR thickness, vapour barrier presence) and can advise you on the insulation options that qualify. Note: for ISDE you need a certified installer for the final application; we provide the technical substantiation as roofers.

What does a roof inspection cost and are there call-out fees?

DG Dakwerken charges no call-out fee for roof inspections within our South Holland working area. Inspection costs are discussed in advance — they depend on the roof size and type. The written report is always included. We do not charge if, after the inspection, you choose to have our repair work carried out: in that case the inspection costs are deducted.
