Tiled roofs

Classic craftsmanship that lasts decades.

A tiled roof is more than a roof, it's the first impression of your home. We install, renovate and repair all types of tiled roofs: ceramic, concrete, slate, quick-laid or classic.

We lay tiles to NEN standards, with proper underlay technique (membrane or boarding), ventilation and connections to chimneys, dormers and gutters. Delivered leak-free with personal aftercare.

Service 02

Bitumen roofs

Flat roofs, double-layer bitumen, leak-free up to 25 years.

For garages, extensions and commercial buildings. We work with APP and SBS bitumen in two layers, torch-on or self-adhesive, for maximum durability and fire safety.

We work fire-safely (gas or self-adhesive), with proper insulation underneath, ballast or planting where needed, and connections to wall and roof penetrations in lead. For commercial buildings also with VCA on-site.

Service 03

Roof insulation

Less heat loss. ISDE subsidy often available.

A well-insulated roof is the difference between comfortable interior and sky-high heating bills. We install PIR/PUR insulation under tiles, on flat roofs or as inner-cavity insulation.

We calculate the optimal Rc value for your situation and specify the insulation material used in our quote, useful as supporting documentation for your own ISDE application with RVO. Comfort in winter and summer, and a lower energy bill.

Lead & zinc work

Craftsmanship that literally lasts decades.

Gutters, chimney flashings, edge work, eaves details. We solder to measure, traditional zinc, modern VMZINC or classic lead, in partnership with Zinkunie.

Pointing

Chimney renovation and re-pointing roof eaves.

Weathered pointing leads to leaks, frost damage and a tired look. We re-point chimneys and eaves with the right mortar recipe, perfectly matched to your masonry.

Preventive pointing prevents structural damage. We advise honestly: not every chimney needs re-pointing, sometimes local repair suffices. No unnecessary cost, just targeted work.

Service 06

Demolition

Old roofs removed safely and disposed of properly.

Before a new roof is laid, the old one has to come off. We remove old tiles, battens and bitumen and dispose of everything responsibly.

If the roof contains asbestos, for example in old corrugated sheets or slates, it must be removed by a certified asbestos removal company. DG Dakwerken is not one. Our Dutch article on asbestos explains what you may do yourself and when a certified company is required.

What is APP bitumen and when do you choose it?

APP bitumen (Atactic Polypropylene) is bitumen reinforced with polymer that makes it heat-resistant and sun-resilient. We prefer APP for flat roofs with direct sunlight: lasts 25-30 years without cracking. SBS bitumen (Styrene-Butadiene-Styrene) is more flexible in cold and better suited for shaded roofs or complex connections. We advise per situation, manufacturer warranties from Iko/Esha run up to 15 years.

What is BENG and does it apply to my roof?

BENG stands for Bijna Energie Neutraal Gebouw. These requirements have applied to new builds since 2021, not to renewing an existing roof, which falls under the minimum insulation requirements of the Dutch building regulations. We combine flat-roof replacement with insulation as standard, usually 120 mm PIR. You can often apply for ISDE subsidy with RVO for roof insulation; you file that yourself.

What is the difference between EPDM and bitumen?

EPDM (Ethylene Propylene Diene Monomer rubber) is a rubber roofing with 30+ years lifespan, which can be laid as a single seamless sheet on smaller flat areas. APP/SBS bitumen is applied in strips and layers and is usually more cost-effective per m² and faster to install on larger areas (>50m²). We work with bitumen and do not lay EPDM.

What does replacing a flat roof including PIR insulation cost?

For a bitumen flat roof of up to 80 m², replacement including 120 mm PIR insulation and new APP/SBS bitumen comes to around €3,800 to €6,500. The price depends on the surface area, the insulation and how easy the roof is to reach. You may be able to apply for the Dutch ISDE subsidy via RVO for the insulation.

Do you also work for residents' associations with long-term maintenance plans?

Yes, for residents' associations (VvE) we provide an independent roof inspection with written report, urgency rating per defect, and input for the MJOP (Meerjaren Onderhoudsplan, Dutch long-term maintenance plan, legally required for VvE's). For multi-home complexes we work project-based with sharper m² pricing and structured resident communication. VCA-certified for large-area work.

What is pointing and when is it needed?

Pointing means restoring or replacing the mortar between bricks, particularly on chimneys and roof edges. We do not re-point facades. Our biggest demand in South Holland is chimney pointing: rain plus frost erodes the mortar, water enters, bricks come loose. Timely pointing (every 30-50 years average) prevents larger damage. We often combine chimney pointing with roof work in the same scheduling, more cost-efficient.

BENG Bijna Energie Neutraal Gebouw (Near-Energy-Neutral Building): Nearly Energy Neutral Building: energy requirements for new builds since 2021. Renewing an existing roof falls under the minimum insulation requirements of the Dutch building regulations. We insulate as standard when renewing a roof.
ISDE Investeringssubsidie Duurzame Energie (Sustainable Energy Investment Subsidy): Subsidy via the Dutch RVO on roof insulation. Amounts and conditions change every year; you apply yourself with RVO.
VCA Safety, Health and Environment Checklist for Contractors: Construction safety standard. VCA-certified roofers work to documented safety protocols, required by commercial and residents'-association clients.
EPDM Ethylene Propylene Diene Monomer rubber: Synthetic rubber for flat roofs, seamless, very durable (30+ years lifespan). We work with bitumen and do not lay EPDM.
APP / SBS Atactic Polypropylene / Styrene-Butadiene-Styrene: Two polymer additives that reinforce bitumen. APP is heat-resistant (for sun-exposed flat roofs), SBS is more flexible in cold (for shaded roofs). Both carry up to 15 years manufacturer warranty from Iko or Esha.
MJOP Meerjaren Onderhoudsplan (Long-Term Maintenance Plan): Legally required for Dutch residents' associations (VvE's). A 10-15 year plan with urgency ratings per maintenance category. We provide inspection reports with direct MJOP input for the roof components.
VvE Vereniging van Eigenaren (Owners' Association): Legal Dutch organisation of owners in an apartment complex. We regularly work for residents' associations, with written reporting, MJOP input and project-based scheduling for multiple homes at once.
NedZink / VMZINC Premium zinc manufacturers: Two Dutch/European zinc manufacturers for roof gutters, valley gutters and zinc details. We are a certified Zinkunie installer and use heavy-gauge premium zinc for projects where lifespan (25+ years) and salt resistance (coastal towns) matter.
