We lay tiles to NEN standards, with proper underlay technique (membrane or boarding), ventilation and connections to chimneys, dormers and gutters. Delivered leak-free with personal aftercare.

Preventive pointing prevents structural damage. We advise honestly: not every chimney needs re-pointing — sometimes local repair suffices. No unnecessary cost, just targeted work.

What is APP bitumen and when do you choose it?

APP bitumen (Atactic Polypropylene) is bitumen reinforced with polymer that makes it heat-resistant and sun-resilient. We prefer APP for flat roofs with direct sunlight: lasts 25-30 years without cracking. SBS bitumen (Styrene-Butadiene-Styrene) is more flexible in cold and better suited for shaded roofs or complex connections. We advise per situation — manufacturer warranties from Iko/Esha run up to 15 years.

What is BENG 2026 and does it apply to my roof?

BENG stands for Bijna Energie Neutraal Gebouw — Dutch building regulation since 2021 requiring near-energy-neutral buildings. At roof renewal, new insulation must meet BENG: for most South Holland roofs this means 120 mm PIR insulation. We combine flat-roof replacement with BENG insulation as standard. The ISDE subsidy (Dutch RVO) typically refunds €1,000 to €2,500 on insulation investment — the application is filed by you with RVO.

When EPDM and when bitumen?

EPDM (Ethylene Propylene Diene Monomer rubber) is a rubber roofing with 30+ years lifespan. We use EPDM for smaller flat areas — dormers, garden-room extensions, garages — where a single seamless rubber sheet can be laid. For larger areas (>50m²) APP/SBS bitumen is usually more cost-effective per m² and faster to install. Both carry manufacturer warranties, both we do regularly.

What does roof insulation including BENG-compliant PIR cost per m²?

Full flat-roof replacement including 120 mm PIR insulation (BENG 2026-compliant) and new APP/SBS bitumen averages €120-160 per m² in South Holland — depending on access, roof shape and how much old material must be removed. For a typical terraced house with 60-80 m² flat roof that totals €7,500-11,000. The Dutch ISDE subsidy via RVO refunds €30-40 per m² insulation — net investment drops accordingly.

Do you also work for residents' associations with long-term maintenance plans?

Yes, for residents' associations (VvE) we provide an independent roof inspection with written report, urgency rating per defect, and input for the MJOP (Meerjaren Onderhoudsplan — Dutch long-term maintenance plan, legally required for VvE's). For multi-home complexes we work project-based with sharper m² pricing and structured resident communication. VCA-certified for large-area work.

What is pointing and when is it needed?

Pointing means restoring or replacing the mortar between bricks — particularly on chimneys, roof edges and facades. Our biggest demand in South Holland is chimney pointing: rain plus frost erodes the mortar, water enters, bricks come loose. Timely pointing (every 30-50 years average) prevents larger damage. We often combine chimney pointing with roof work in the same scheduling — more cost-efficient.

Dutch building regulation since 2021. A new or renewed roof must meet BENG insulation standards, typically 120 mm PIR insulation. At roof renewal we combine standard with BENG-compliant insulation.
ISDE Investeringssubsidie Duurzame Energie (Sustainable Energy Investment Subsidy)
Subsidy via the Dutch RVO on roof insulation. Refunds €30-40 per m². The application must be filed by you with RVO.
VCA Safety, Health and Environment Checklist for Contractors
Construction safety standard. VCA-certified roofers work to documented safety protocols — required by commercial and residents'-association clients.
EPDM Ethylene Propylene Diene Monomer rubber
Synthetic rubber for flat roofs — seamless, very durable (30+ years lifespan). We use EPDM for smaller flat surfaces like dormers, garden rooms and garages.

Legally required for Dutch residents' associations (VvE's). A 10-15 year plan with urgency ratings per maintenance category. We provide inspection reports with direct MJOP input for the roof components.
VvE Vereniging van Eigenaren (Owners' Association)
Legal Dutch organisation of owners in an apartment complex. We regularly work for residents' associations — with written reporting, MJOP input and project-based scheduling for multiple homes at once.
NedZink / VMZINC Premium zinc manufacturers
Two Dutch/European zinc manufacturers for roof gutters, valley gutters and zinc details. We are a certified Zinkunie installer and use heavy-gauge premium zinc for projects where lifespan (25+ years) and salt resistance (coastal towns) matter.
