Honest answer: it depends on the work. A small tiled-roof repair (5-10 tiles + lead flashing) is around €150-300. Full bitumen replacement on 80 m² runs €4,500-6,500. Roof inspection is part of our quotation process. We always provide a written quote without surprises afterwards, no broken-down hourly rates, no 'extra work' bills. We look at three things: age of the current covering (bitumen 25-30 years, tiles 50+), number of leaks or repair cycles in the past 3 years, and condition of the underlying structure (decking, insulation). One leak usually means a spot repair. Three leaks in two years on a 30-year-old roof = replacement is more cost-effective long-term. When in doubt we inspect for free and quote both options — you decide.

Yes. For residents' associations (VvE) we provide written roof inspection reports with urgency indicators, long-term maintenance plan input, and clear scenario-based quotes. For commercial buildings in Westland, Rotterdam and The Hague we work VCA-safely with large-area bitumen, EPDM and PVC sheeting. Mention upfront whether you're calling on behalf of a VvE or company so we can scope the quote correctly.

10-year guarantee on completed work (full roof renewal or renovation) — not just the materials. Repair work is not covered by that guarantee because the underlying condition of existing roofing is often not predictable. For completed work: if something fails within those 10 years that's down to our workmanship, we come and fix it at no extra charge. On top of that you have manufacturer warranties on materials: bitumen 10-15 years, EPDM 20+ years, NedZink 30+ years, clay tiles 50+ years. Everything is in writing in the quote.

From The Hague we reach most of South Holland within 30-60 minutes once an emergency is confirmed. Distant towns like Hook of Holland or Maassluis take 50-70 minutes. On arrival, temporary weatherproofing first to limit water damage; permanent repair follows once weather and scheduling allow. No call-out fees, even for emergencies.

For flat roofs: APP or SBS bitumen (double layer) from Iko or Esha, or EPDM for difficult connections. For tiled roofs: ceramic clay tiles from Creaton or Nelskamp, or concrete tiles from Luijtgaarde. For zinc and lead: NedZink with Zinkunie-certified installation methods .
